Happy to end confusion!

1) Yes, only Desmond can see him (unless he actually tells someone)
2) Yes and No, it just depends on the object. If it was a frying pan and food, he can touch it. If it was a rifle, then no. He basically can only touch things that would let him play his role as a mother!figure to Desmond.
3) When I mean "made" I was thinking along the lines of mixing sadness, loneliness, and just the natural innocence a child has to create something to fill their needs. (Love, Attention, Protection, etc.) Also, since we've only heard of Desmond's father I was thinking that maybe he doesn't have a mother. So Altair would fill that spot (still a man because Desmond was probably raise by just men.)
4) Either general imagination on a creepy man on the street giving him something called a "Piece of Eden" to help him.
